Full-service vacation rental management for Palm Springs owners. Certificates, pricing, guests, housekeeping and maintenance, run by a local team on North Palm Canyon Drive.
Why Palm Springs owners hand us the keys
Eighteen years in one desert, and the people who cover it keep noticing.
Sound familiar?
Five things we hear over and over from owners who call us from this side of the valley.
The phone rings at 11pm because a guest cannot work the thermostat. The weeks you meant to spend at the house get spent answering messages about it.
Cleaner, pool service, HVAC, landscaper, handyman. Coordinating five trades around back-to-back stays turns a rental into a second job.
Palm Springs runs the strictest short-term rental ordinance in the valley: an annual vacation rental certificate, a cap on how often the home can be rented, and real enforcement behind it. Missing a renewal is expensive.
Emails sit for days. You are a unit number to somebody in another state, and nobody has actually walked through the house in months.
Modernism Week comes and goes at the same nightly rate as a slow week in September. The fee stays exactly the same either way.
Every one of these has a fix, and none of them requires you to become a hotelier. That is the job we do all day, every day, from an office about ten minutes from your front door.
Who we are
Acme House Company has managed vacation homes in Palm Springs since 2008, from our office at 750 N Palm Canyon Dr. We are locally owned and operated, which is the whole point: housekeeping, inspections and maintenance are handled by our own team, and a real person answers when a guest or a neighbor calls.
Palm Springs is the most regulated short-term rental market in the Coachella Valley, and that is exactly why owners hire us. The city requires a vacation rental certificate, limits how often a home can be rented, and enforces its ordinance seriously. We handle the registration, the renewals and the operating rules so your home stays compliant and booked.
The inventory here is unlike anywhere else: midcentury homes in walkable neighborhoods like the Movie Colony, Deepwell and Vista Las Palmas, where guests can walk to Palm Canyon Drive for dinner. Those homes attract design-minded travelers who pay for character and location, and they reward pricing that respects what the home actually is.

Guest reviews
Six recent five-star reviews from guests who stayed in homes we manage here in Palm Springs.
Our stay in Adobe Barona was so peaceful. The home is surrounded by a beautiful mountain view with gorgeous sunset skies. The gated driveway is great for security and the outdoor automatic roller shades were a nice touch for privacy. The pool was great to cool down in and the spa helped us unwind and relax. We also enjoyed laying down in the outdoor bed. We were able to walk a short way down the street and watch the 4th of July fireworks that were being displayed in the nearby park. Overall an amazing weekend getaway!
We rented this house for a weekend getaway with my parents. We stayed comfortably in the main house and my sister stayed happily in the pool cottage. We spent every minute we could in the pool which has spectacular views of the mountains. The kitchen was perfect for cooking and entertaining and the living room was wonderful for lounging. We have rented several houses in Palm Springs and this is among the best. I would love to stay here again.
I highly recommend Glass & Steel House. The location was a great balance between privacy, peace, and being in walking distance to the main drag. The kitchen was well-equipped with high-quality dishes, pans, utensils, and coffee maker. The pool was fantastic (yay for heated pool, even in the warm months), and overall the property was immaculately clean. We loved being able to give my parents the separate primary suite.
We had a wonderful stay at this property. The rooms were spacious, clean, and beautifully decorated. We had the best time lounging by the pool all day. The location was also great. Just a short uber or car ride to all the nightlife downtown. Kitchen was clean and well stocked. There were lots of towels and pool towels. We especially loved the ensuite which allowed us to get a little privacy away from the main house if it was needed. Would definitely love to stay here again for our next Palm Springs trip.
We were so happy that our whole family was able to go. The house was incredibly comfortable and truly felt like home because it had everything we needed. The location was perfect—close to the trails, downtown, grocery stores, and charming local shops. It was an amazing Fourth of July getaway, and we thoroughly enjoyed our stay. We would love to come back!
Exactly what a Palm Springs group trip should be! Eight of us stayed here for a long weekend and the house delivered on every front — plenty of space, a pool that became the center of our entire trip, and a location close enough to downtown that we were grabbing coffee and hitting restaurants without a second thought. The place is well-equipped, thoughtfully set up for groups, and the kind of rental you stop thinking about because everything just works. No scrambling for beach towels, no hunting for the Wi-Fi password — it’s all handled!

Owner stories
Three Palm Springs owners, in their own words.
The pricing strategy is thoughtful, and the marketing feels specific to Palm Springs rather than copied from another market. I finally feel like every part of the calendar is being managed with purpose.
I wanted a local team that would notice the small things before they became expensive problems. Now I’m not coordinating housekeeping, pool service, and repairs on my own.
My home can earn without taking over my life. I can see how it’s performing, and when something needs attention, the local team takes care of it.

Our story
Acme House Company started in Palm Springs in 2008 around a simple idea: make people feel at home somewhere they have never been. Eighteen years later the office is still on North Palm Canyon Drive, and the same team that answers guest calls is the team that looks after the houses.
Founder Mike Flannery and COO Jason Pratts run it the way a local company has to be run, because we live here too. We advocate for the neighborhoods our homes sit in, we answer to the neighbors as well as the owners, and we would rather turn down a booking than create a problem on your street.
That is also why the recognition means something: Condé Nast Traveler's Top 10 Vacation Rental Managers To Trust Worldwide, three Golden Palm Awards, Best of the Best in the Palm Springs Life reader poll, and Best of the Valley from Desert Magazine readers.
What we hold to
The standards we hire against and hold the local team to, whether the house is yours or the stay is a guest's.
We treat every guest, owner and team member like family. Not as a tagline, as the thing we actually manage against.
We live in the communities we serve. We advocate for them, invest in them, and protect the streets that make Palm Springs what it is.
From the first inquiry to the last checkout, every interaction is a chance to make someone feel genuinely looked after.
Your property, your investment, our full attention. Transparency, straight answers, and results you can see on a statement.
Everything required to run the home as a vacation rental: dynamic pricing and revenue management, professional listings and marketing, guest screening and communication, housekeeping and inspections between every stay, maintenance coordination, vacation rental certificate registration and renewal, and monthly owner statements. You own the home, we run the operation. Talk to us about your specific property and we will walk you through the fee structure for it.
Onboarding covers professional photography, listing creation, pricing setup, smart-lock installation and the city's vacation rental certificate. We map the timeline to your home at the property review, and we tell you exactly what we need from you at each step so nothing stalls waiting on a signature.
No. We would rather earn the business every month than hold you to a multi-year agreement. Ask us for the current terms during your property review and we will put them in writing before you decide anything.
We are locally owned and operated, and everything follows from that. Our office is at 750 N Palm Canyon Dr, our housekeepers and maintenance techs are our own staff rather than a rotating subcontractor list, and the person who answers your call knows the Movie Colony from Deepwell. Pricing is built for your specific home and this specific market rather than run through one national algorithm.
Self-managing works if you enjoy the hospitality side and have the hours for guest messages, cleaner scheduling, maintenance calls, rate changes and certificate renewals. The honest question is what those hours are worth to you, and whether flat pricing through Modernism Week and the spring festivals is leaving money on the table. We will tell you straight at the property review if we do not think we can beat what you are already doing.
Yes. Palm Springs runs the strictest short-term rental ordinance in the valley: an annual vacation rental certificate, a cap on how often a home can be rented, and active enforcement behind both. We handle the registration, the renewals and the operating rules, and we keep up with changes to the ordinance so you do not have to.
Our own local team. Housekeeping and inspections happen between every stay, and pool, HVAC, landscaping and repairs are dispatched from Palm Canyon Drive. When your home needs eyes on it, someone drives over. That is the difference owners tend to notice first: one company answers for the work.
Guests are screened before a reservation is confirmed, every home gets keyless entry with a code unique to the stay, and noise monitoring alerts our team rather than waiting for a neighbor to complain. In a permitted city that last part protects your certificate as much as your house.
Yes. Owner stays are part of the plan. You tell us when you want the house, we block the calendar, and it is cleaned and ready when you arrive.
Owners switch to us regularly. We coordinate the handover so your calendar keeps running and existing reservations are honored. Start with a conversation about your dates and current bookings and we will map the transition from there.
Statements and payouts are monthly. Your statement lays out what the home earned and what it cost, line by line, and you can see bookings and revenue in the owner portal as they happen rather than waiting for month end.
