Who we are
Acme House Company has managed vacation homes in this valley since 2008, and the down-valley towns are a core part of the portfolio. We are locally owned and operated: housekeeping, inspections and maintenance are handled by our own team, and a real person answers when a guest, a gate attendant or an HOA manager calls.
The down valley is not one market. Palm Desert runs on El Paseo and central access. La Quinta and Indian Wells are organized around golf and tennis, much of it inside gated communities with their own rules about guest registration, parking and amenity use. Indio and Coachella swing hard around the spring festivals at the Empire Polo Club. Pricing a home the same way across all of that leaves money on the table.
So we price each home against its own comp set and its own calendar: tournament week in Indian Wells, festival weekends in Indio, the long January-through-April golf season, and the summer months where the honest play is lower rates and early tee times.

We had a wonderful stay at this home in Palm Desert. The listing is very accurate and reflects the property exactly as it is. The home was clean, well-stocked with everything we needed, and located in a great area. One of the highlights was how close the house is to the community pool, which was beautiful and very well maintained. The neighbourhood itself is quiet, safe, and perfect for morning walks or runs. Overall, we had an excellent experience and would gladly stay here again. We highly recommend this property to anyone looking for a comfortable, clean, and well-located place to stay in Palm Desert.
This condo was great! Comfy furniture, well-equipped kitchen, lovely patio furniture and new BBQ, desk/work area, large, wonderful shower. Grassy area out front and the pool/hot tub area was my favorite place to be especially on those +37C days. I virtually had the pool to myself and because of the trees around it, I could always find either shade or sun. A couple of grocery stores were just 1-2 kilometres away and the COD street fair and The Rivers with restaurants and theatre were just a few minutes away. Hubby and I loved this little spot of paradise!
The home was perfect for a getaway. Extremely spacious, we loved the backyard, and the privacy of the outdoor areas. The home had everything we needed, I was surprised how stocked the kitchen was with extra containers, blenders, etc. It made it super easy to make all the meals we planned. Hosts were super helpful, and responsive. I’ve already recommended this home to a friend. Thank you!
We went for the Indian Wells tennis tournament. This was within walking distance of the venue. There were 5 of us and the home could not have been better. Shopping was not far away so we walked to the area and uber back with our things.I would definitely stay here again.

Acme House Company started in the desert in 2008 around a simple idea: make people feel at home somewhere they have never been. Eighteen years later the same team that answers guest calls is the team that looks after the houses, from Palm Springs out to Coachella.
Founder Mike Flannery and COO Jason Pratts run it the way a local company has to be run, because we live here too. We answer to the HOA boards and the neighbors as well as the owners, and we would rather turn down a booking than create a problem in your community.

No. We would rather earn the business every month than hold you to a multi-year agreement. Ask us for the current terms during your property review and we will put them in writing before you decide anything.
We are locally owned and operated, and everything follows from that. Our housekeepers and maintenance techs are our own staff rather than a rotating subcontractor list, and the person who answers your call knows the difference between a PGA West community and a home off El Paseo. Pricing is built for your specific home and its own comp set rather than run through one national algorithm.
Self-managing works if you enjoy the hospitality side and have the hours for guest messages, gate registrations, cleaner scheduling, maintenance calls, rate changes and permit renewals. The honest question is what those hours are worth to you, and whether flat pricing through tournament week and the festival weekends is leaving money on the table. We will tell you straight at the property review if we do not think we can beat what you are already doing.

Yes, and down here it is a real part of the job. Guest registration at the gate, parking allocations, quiet hours, pool and amenity access, and rental minimums all vary by community. We learn your HOA's rules during onboarding and operate inside them, so the board hears from us rather than about you.
Our own local team. Housekeeping and inspections happen between every stay, and pool, HVAC, landscaping and repairs are dispatched by us. When your home needs eyes on it, someone drives over. That is the difference owners tend to notice first: one company answers for the work.
Those weekends at the Empire Polo Club are the highest-demand nights of the year at the east end of the valley, and they book far in advance. We price for them deliberately rather than letting a flat seasonal rate carry them, and we screen festival bookings carefully because that is where the risk sits too.
Yes. Owner stays are part of the plan. You tell us when you want the house, we block the calendar, and it is cleaned and ready when you arrive.
Owners switch to us regularly. We coordinate the handover so your calendar keeps running and existing reservations are honored. Start with a conversation about your dates and current bookings and we will map the transition from there.

Statements and payouts are monthly. Your statement lays out what the home earned and what it cost, line by line, and you can see bookings and revenue in the owner portal as they happen rather than waiting for month end.
