Full-service vacation rental management for High Desert owners. Permits, park-season pricing, guest screening, housekeeping and the maintenance a remote desert home actually needs.
Why High Desert owners hand us the keys
Eighteen years in one desert, and the people who cover it keep noticing.
Sound familiar?
Five things we hear over and over from owners along the Highway 62 corridor.
Most High Desert owners are somewhere else. When a guest reports a problem at 9pm, the honest answer is that nobody can get eyes on the house until tomorrow, or the day after.
Septic, propane, a well or a water tank, and long gravel driveways. These fail differently, and they fail worse when the person managing the home has never dealt with them.
Spring and fall fill up, summer days run hot, and winter nights drop below freezing. A single flat rate across all of that undersells the good months and stalls the slow ones.
Yucca Valley and Twentynine Palms set their own short-term rental rules, and the unincorporated stretches, including much of Joshua Tree, answer to San Bernardino County. Which one applies comes down to your parcel.
A remote home between bookings, with no one checking it, is exactly the property that develops a problem nobody notices for three weeks.
Every one of these has a fix, and none of them requires you to drive out from the city every other weekend. That is the job we do all day, every day.
Who we are
Acme House Company has managed vacation homes in the desert since 2008. Our office is at 750 N Palm Canyon Dr in Palm Springs, and the team covers the Highway 62 corridor from there: Yucca Valley, Joshua Tree and Twentynine Palms. We keep the High Desert collection deliberately small so the homes in it get real attention rather than a drive-by.
The High Desert is a genuinely different market from the valley floor. Elevation changes everything: summer evenings cool off in a way Palm Springs never does, winter nights can drop below freezing, and pipes, propane and septic all behave accordingly. Demand follows Joshua Tree National Park rather than golf or Modernism Week, which means spring and fall are the strong seasons and the pricing calendar looks nothing like a down-valley home's.
Guests come up here for the quiet and the dark sky. That is also what the neighbors moved here for, which is why we screen bookings carefully and monitor noise. Protecting the character of the place is part of protecting your investment in it.
What the numbers say

Getting started
Tell us about the home and where it sits along the corridor. We look at what comparable High Desert homes are actually earning, then tell you plainly what we think yours can do.
A plan specific to your property: pricing built around the park's spring and fall seasons, and a straight read on any improvements worth making before launch.
Professional photography, listing build, permit registration with your town or the county, smart-lock setup, and a walk-through of the well, septic and propane so we know the house.
Bookings come in, statements arrive monthly, and your manager is a phone call away. You block the calendar whenever you want the house yourself.
Guest reviews
Six recent five-star reviews from guests who stayed in homes we manage in Joshua Tree, Yucca Valley and Twentynine Palms.
We had a wonderful stay at this property. Beautiful views all around, peaceful, kitchen is well equip, clean, loved the small details like the reading light next to the bed and heated lamp/light coming out of the shower. Appreciated the corn hole and games available. All the furniture was clean and comfortable. Appliances are updated. I came with my children and parents and everyone enjoyed!
We took a quick weekend trip from San Diego to explore Joshua Tree and do some hiking, and this place was the perfect getaway. The views from the house were absolutely amazing in every direction! We especially enjoyed relaxing in the hot tub after a long day of hiking and making dinner on the grill in the evening. The house was also bigger than we expected, which was a nice surprise. Overall, it was an awesome, peaceful place to unwind, and we had a fantastic stay.
This retreat was peaceful beyond our expectations. We enjoyed cooking in the kitchen and the 360-degree views surrounding the property. The hot tub was well maintained, and the proximity to town was super convenient.
We had a wonderful stay here! The location is excellent for visiting Joshua Tree National Park, and it’s close to supermarkets and food places if you need anything. The house itself is spacious and comfortable, with a fully equipped kitchen where we cooked most of our meals. We also enjoyed many board games during our downtime, and the whole place felt peaceful and relaxing throughout our stay. We would definitely recommend this place to our friends!
Had a wonderful stay during our time at Joshua Tree! The house was clean, private, and beautiful. Also, the host was so kind and understanding throughout our entire trip. Thank you once again for letting us stay at a wonderful Airbnb!
This was a great spot that I would definitely come back to if given the chance! It’s central to downtown JT, about a five minute drive to great food and drinks, and has wonderful views from the backyard of the desert and night sky. It was also spotless throughout the house with a ton of blankets and towels that would last a decently lengthy stay. I come back to the area at least once a year, so I’m definitely glad to add this property to the list of BnB options.

Owner stories
Three High Desert owners, in their own words.
Managing a High Desert home from a distance used to be stressful. Having a team that understands propane, septic systems, weather, and remote properties has made a real difference.
They understand that Joshua Tree demand follows its own seasons. The pricing and marketing are built around the guests who actually want this experience, not a generic vacation-rental formula.
The team markets what makes our home special while also protecting the quiet character of the area. I feel better knowing the property is being watched over between stays.

It matters more out here, because the house is often empty and you are often far away. The technology runs in the background, the local team runs the house, and the results show up on your statement.
Your property in one place, without emailing anyone to ask how it is doing.

Our story
Acme House Company started in the desert in 2008 around a simple idea: make people feel at home somewhere they have never been. Eighteen years later the same team that answers guest calls is the team that looks after the houses, from Palm Springs up to Twentynine Palms.
Founder Mike Flannery and COO Jason Pratts run it the way a local company has to be run, because we live here too. Up on the mesa that means something specific: we screen for the kind of guest who came for the quiet, and we would rather turn down a booking than create a problem for the person who lives half a mile down the road from you.
That is also why the recognition means something: Condé Nast Traveler's Top 10 Vacation Rental Managers To Trust Worldwide, three Golden Palm Awards, Best of the Best in the Palm Springs Life reader poll, and Best of the Valley from Desert Magazine readers.
What we hold to
The standards we hire against and hold the local team to, whether the house is yours or the stay is a guest's.
We treat every guest, owner and team member like family. Not as a tagline, as the thing we actually manage against.
We live in the communities we serve. We advocate for them, invest in them, and protect the quiet and the dark sky that make the High Desert what it is.
From the first inquiry to the last checkout, every interaction is a chance to make someone feel genuinely looked after.
Your property, your investment, our full attention. Transparency, straight answers, and results you can see on a statement.
Everything required to run the home as a vacation rental: dynamic pricing and revenue management, professional listings and marketing, guest screening and communication, housekeeping and inspections between every stay, maintenance coordination, short-term rental permit registration and renewal, and monthly owner statements. You own the home, we run the operation. Talk to us about your specific property and we will walk you through the fee structure for it.
Onboarding covers professional photography, listing creation, pricing setup, smart-lock installation and the short-term rental permit for your town or the county. We map the timeline to your home at the property review and tell you exactly what we need from you at each step.
No, and that is deliberate. We keep the High Desert collection small enough that each home gets real attention. If your property is not a fit for us we will say so at the property review rather than take it on and under-serve it.
We are locally owned and operated, and everything follows from that. Our housekeepers and maintenance techs are our own staff rather than a rotating subcontractor list, and the person who answers your call knows the difference between a home off Sunburst and one out past the park's North Entrance. Pricing is built for your specific home and the park's season rather than run through one national algorithm.
Self-managing works if you enjoy the hospitality side and have the hours for it. The harder question up here is distance: if you do not live within driving range, a guest problem at 9pm has no good answer, and an empty house between bookings has nobody checking on it. That is usually what tips owners rather than the revenue math.
It depends on your parcel. Yucca Valley and Twentynine Palms are incorporated and set their own short-term rental rules. The unincorporated areas, which include much of Joshua Tree and Landers, fall under San Bernardino County. We confirm which applies to your specific address and handle the registration and renewals from there.
Yes, and it is a real part of managing a home out here. Septic pumping schedules, propane levels before a cold snap, water tanks and pressure, and long unpaved driveways all need attention that a valley-floor home does not. We walk the systems with you during onboarding so the maintenance plan matches the house you actually own.
Inspections between stays rather than only before them, keyless entry with a code unique to each guest, noise monitoring, and temperature monitoring that catches a winter freeze or a failed HVAC unit before it becomes a repair. A remote home that nobody checks is where the expensive surprises come from.
Honestly. Summer days here run above 100, and pretending otherwise produces bad reviews. The elevation means evenings cool off, which genuinely suits stargazers, climbers with early starts, and people who want the park to themselves. We price for that reality and market to the guests it actually fits.
Yes. Owner stays are part of the plan. You tell us when you want the house, we block the calendar, and it is cleaned and ready when you arrive.
Owners switch to us regularly. We coordinate the handover so your calendar keeps running and existing reservations are honored. Start with a conversation about your dates and current bookings and we will map the transition from there.

Statements and payouts are monthly. Your statement lays out what the home earned and what it cost, line by line, and you can see bookings and revenue in the owner portal as they happen rather than waiting for month end.
