INDOOR LIVING SPACES
The open layout is designed to be cozy and inviting with terracotta floors, comfortable high-end furniture, a beautiful fireplace, and warm wood accents. Relax on the sectional by a cozy fire, watch a favorite show on the enormous flatscreen TV, or enjoy an afternoon nap on the daybed overlooking the courtyard. The gourmet chef’s kitchen boasts beautiful cabinetry, sleek top-of-the-line appliances, a wine fridge, and plenty of counter space for meal prep. On one side of the kitchen is the dining space with plush seating for six, and on the other is the billiards room, complete with a beautiful wet bar.

SLEEPING QUARTERS
Sweet dreams await in the enormous primary suite with a King bed, a separate seating area, courtyard access, an incredible walk-through closet, and an unbelievable spa-like ensuite bathroom. One guest bedroom features a King bed, and the other a queen bed, both with beautiful ensuite bathrooms. A separate casita is perfect for those wanting their own space, with a gorgeous living space, kitchen, Queen-sized Murphy bed, and ensuite bathroom.
THE LOCATION
Located in the historic, affluent neighborhood of Old Las Palmas, Lola Vista is surrounded by other palatial homes, walled estates, and historically significant properties with ties to vintage Hollywood. The neighborhood is reminiscent of a time during Hollywood's Golden era when the stars would escape to Palm Springs. Many movie stars had family homes here, including Kirk Douglas, Goldie Hawn, and Sidney Pollack. Movies and TV shows have been filmed in this historic area, including Ocean’s Eleven and Miami Vice. With a stunning backdrop of mountain views, Old Las Palmas is an ideal walking neighborhood and is only two blocks from the world-famous Palm Canyon Drive as it cuts through the Palm Springs Uptown Design District. There are plenty of restaurants, bars, and stores nearby, and the house is 5-10 minutes from several parks, hiking trails, and golf courses.

2. LATE CHECK OUTS / NON-APPROVED LATE CHECK OUTS
Guest agrees there shall be no non-pre approved late check outs, or vacating the premises after 10 AM without a pre-approval.
- Late Check Out:
Occurs after 10:00 am on the day of departure. Unless pre-approved by ACME. The Cost to extend Check Out on the day of departure may be up to ½ daily lodging fees charged to Guest’s credit card on file (which will not be deemed a limitation of damages).
- Non-Approved Late Check Out:
Occurs after 10:00 am on the day of departure. Cost for a non-pre approved late checkout is 2 times the daily high season lodging rate, and taxes, plus any costs incurred, including but not limited to relocation of arriving guests, which will be charged to Guest’s credit card at ACME's sole discretion.
3. CONDITION OF PREMISES
- Accuracy of listing:
Furnishings, amenities and decor are subject to substitution or change without notice. ACME photos of the Premises may not exactly represent recently made changes.
- Guest Responsibility:
On arrival day, Guest agrees to examine the Premises and its contents entirely, including cleaning quality, and promptly report any items that are unclean, damaged, not functioning, or missing. These issues do not give Guest the right to cancel the Agreement or receive a refund or discount, whether reported or not.
- Emergency Items:
Reporting of COMPLETE non-operation of main house refrigerator, HVAC systems, water heating systems, pool heating equipment (not spa), entire electrical systems, gas or water leaks, or roof leaks over beds, will be treated as an emergency by ACME.
