The inground pool and spa is surrounded by chaise lounges, shade umbrellas, alfresco dining, a plumbed barbecue so you’ll never have to worry about the tank going dry, a fire feature plus occasional seating. On the other side of the house is an additional outdoor living plaza that takes full advantage of the gorgeous sunsets over the San Jacinto Mountains.

INDOOR LIVING SPACES
Gorgeous in its simplicity, as Mr. Alexander intended, you'll find clean lines, an open concept floor plan, post and beam ceilings, clerestory windows and large glass sliders that let the light pour in. The living room, dining area and kitchen are all open to each other - providing enough space for your entire group to gather, relax and enjoy. From here there is easy access to the private pool yard - blurring the lines between indoor-outdoor living.
The fully stocked chef’s kitchen has been carefully space planned for both individual and group meal prep. The interior dining space accommodates 8 guests and is open to the living room with its fireplace, large flat screen TV and ample seating. There is an additional gathering lounge on the other side of the house that has everything you’ll need for spending quality time with your friends and family - a Smart TV for streaming your favorite programs, a game table, a workstation and plenty of very comfortable seating. This room opens up to the West-facing plaza - with its gorgeous sunset mountain views, firepit lounge, and lots of occasional seating.
SLEEPING QUARTERS
All of the bedrooms feature comfortable hotel-quality mattresses, ample storage, and flat screen televisions.The master suite has a king-sized bed, a huge walk-in closet, and a private bath with dual vanities and an oversized double rainhead shower. The annexed bonus room directly off the master serves as a great napping cabana as it leads out to the pool area. The two king guest rooms each have easy access to a full bath. Guests appreciate the 3/3.5 bedroom/bath ratio that gives everyone privacy. None of the bedrooms have to share a bath. And one of the guest rooms offers the flexible choice of being set up as a king or two twins.

Vista Las Palmas is a quintessential mid-century modern neighborhood. You’ll be just a short stroll from the world-famous Palm Canyon Drive as it passes through the Uptown Design District. 2. LATE CHECK OUTS / NON-APPROVED LATE CHECK OUTS
Guest agrees there shall be no non-pre approved late check outs, or vacating the premises after 10 AM without a pre-approval.
- Late Check Out:
Occurs after 10:00 am on the day of departure. Unless pre-approved by ACME. The Cost to extend Check Out on the day of departure may be up to ½ daily lodging fees charged to Guest’s credit card on file (which will not be deemed a limitation of damages).
- Non-Approved Late Check Out:
Occurs after 10:00 am on the day of departure. Cost for a non-pre approved late checkout is 2 times the daily high season lodging rate, and taxes, plus any costs incurred, including but not limited to relocation of arriving guests, which will be charged to Guest’s credit card at ACME's sole discretion.
3. CONDITION OF PREMISES
- Accuracy of listing:
Furnishings, amenities and decor are subject to substitution or change without notice. ACME photos of the Premises may not exactly represent recently made changes.
- Guest Responsibility:
On arrival day, Guest agrees to examine the Premises and its contents entirely, including cleaning quality, and promptly report any items that are unclean, damaged, not functioning, or missing. These issues do not give Guest the right to cancel the Agreement or receive a refund or discount, whether reported or not.
- Emergency Items:
Reporting of COMPLETE non-operation of main house refrigerator, HVAC systems, water heating systems, pool heating equipment (not spa), entire electrical systems, gas or water leaks, or roof leaks over beds, will be treated as an emergency by ACME.
